Salary: $46,000 – $55,000
We are seeking an experienced and dedicated Residential Property Manager with a strong focus on resident retention and satisfaction. This position is being offered as a temporary role with the potential to transition into a full-time position based on performance and business needs.
As a key member of our property management team, you will be responsible for maintaining positive relationships with residents, addressing their needs and concerns, and ensuring high resident satisfaction levels. Your communication, problem-solving, and organizational skills will play an important role in promoting long-term resident retention and maximizing occupancy rates.
Duties and Responsibilities
Customer Experience
- Provide an outstanding customer experience to all tenants and prospective tenants.
- Act as the main point of contact for residents, addressing inquiries, requests, and concerns in a prompt and professional manner.
Financial Management
- Allocate payments such as rent, fees, and other charges.
- Prepare and maintain accurate records of tenant communications, lease agreements, and financial transactions.
- Conduct market analysis reports for available properties and renewals, recommending rent adjustments as needed.
Tenant Relations
- Develop and implement strategies to enhance tenant satisfaction and foster a sense of community within the properties.
- Conduct lease renewal discussions with tenants, emphasizing the benefits of remaining in the community while addressing concerns or issues.
Leasing and Marketing
- Responsible for leasing units, including conducting showings, preparing marketing materials, and performing comparative market analyses.
- Develop and implement leasing strategies to ensure units are leased quickly and at optimal rental rates.
- Conduct property tours for prospective tenants and accurately present rental rates and amenities.
Property Inspections and Maintenance
- Conduct regular property inspections to identify maintenance or repair needs.
- Oversee the progress of maintenance issues to ensure timely completion of repairs.
- Walk or drive the properties regularly to monitor curb appeal, property conditions, and potential improvements, reporting findings to the Director of Facilities Management.
Tenant Retention and Community Building
- Implement tenant retention strategies such as resident engagement initiatives, community events, and renewal discussions.
- Manage the tenant move-out process, including inspections, damage assessments, and security deposit processing.
Compliance and Regulations
- Ensure compliance with applicable fair housing laws and regulations.
- Monitor and enforce lease agreements, ensuring compliance with rental policies, rules, and regulations.
Property Management
- Work to reduce vacancy and turnover by improving tenant retention and property traffic.
- Manage property operations including delinquencies, evictions, move-ins/outs, renewals, violations, abandonments, and make-ready inspections.
- Assist in establishing rental rates by analyzing local rental markets and operating costs.
Other duties as assigned.
Education
High school diploma or GED required.
Knowledge and Experience
- 2+ years of experience in property management or leasing required
- Strong customer service skills
- Knowledge of Fair Housing law

Physical Requirements
Positions in this role typically require reaching, standing, walking, grasping, talking, hearing, seeing, and repetitive motions.
Sedentary Work:
Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met.
