We are looking to employ a Maintenance Manager with an outstanding knowledge of residential and commercial building trades, residential and commercial maintenance and detailed aspects of cleaning procedures.

To ensure success, the Maintenance Manager should display strong problem-solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning, and staff management. Top candidates will have quality building and equipment maintenance procedures in place and extensive knowledge of health and safety regulations and practices.

The Maintenance Manager will report directly to the Construction and Maintenance Director, and is responsible for the oversight of all maintenance operations across a diverse portfolio of properties, including single-family, multifamily, commercial, lawn care, and janitorial services. This role manages and mentors maintenance technicians, lawn crews, janitorial staff, and administrative support, ensuring all teams function effectively to meet company goals. While the majority of this position focuses on management, the role requires enough field experience to lead effectively from both the office and the phone when supporting crews. The Maintenance Manager enforces safety standards, monitors budgets, drives operational excellence, and ensures properties are maintained to the highest standards of safety, functionality, and appearance. The selected candidate will need to be available to support after-hours emergency calls.

Duties and Responsibilities

  • Oversee the daily operations of all maintenance-related activities across residential and commercial assets.
  • Manage and evaluate multiple maintenance crews (including lawn care and janitorial) with accountability for performance metrics, such as tenant satisfaction, property condition, service response times and overall asset health. 
  • Inspect sites regularly to identify problems and necessary maintenance.
  • Oversee timing of daily/weekly reactive maintenance and preventive maintenance schedules and support coordinators who allocate work as per forecasted workloads.
  • Supervise and train workers, providing clear direction and support.
  • Ensure proper use of company software including AppFolio for work order tracking and Google Drive for shared documentation, reporting, and file management.
  • Develop, manage, and report on annual maintenance budgets in partnership with property managers, ensuring alignment with operational priorities, tenant needs, and cost-control objectives.
  •  Develop a comprehensive preventive maintenance strategy and schedule; view each property during inspections and complete full annual evaluations.
  • Support efforts of Warehouse Manager to maintain all inventory and equipment used by all maintenance crews, and ensure proper storage.
  • Comply with all health and safety regulations and practices on site.
  • Establish strategies to meet workload demands on time.
  • Develop and schedule ongoing training for technicians.
  • Lead daily/weekly start-up and safety meetings, setting clear expectations and reinforcing company culture.
  • Approve weekly payroll.
  • Meet with the Construction and Maintenance Director to provide updates, scheduling, priorities, and review projects.
  • Other duties and jobs as assigned.

Education and Training

  • Formal education and/or training in maintenance or construction preferred.
  • Certifications in HVAC, plumbing, or electrical are strongly preferred.
  • High school diploma or GED required.

Knowledge and Experience

  • Minimum of five years of maintenance/construction management experience with broad knowledge of facilities maintenance, mechanical, electrical, plumbing, carpentry, drywall, and painting trades.
  • Supervisory principles and practices.
  • Proficiency in maintenance management software (AppFolio preferred) and Google Workspace.
  • Core competencies: leadership, adaptability/flexibility, communication, and problem-solving.
  • Any combination of education, experience, and training necessary to effectively perform the job.
  • Military experience with transferable knowledge, skills, and abilities is welcomed and considered equivalent to civilian work experience, where applicable.

  • Valid driver’s license.
  • Strong teamwork ability.
  • Excellent communication and time management skills.
  • Comprehensive construction knowledge and ability to problem-solve.
  • Bilingual (English & Spanish) is a plus.
  • OSHA 10 or OSHA 30 strongly preferred.
